Maintenance Management: How to Increase the Output of your Maintenance Department

This book is about increasing the output of your maintenance department through integrating different types of maintenance systems with each other and the plant floor equipment. You want to improve maintenance management to be managing better and getting more done.

I would like to talk to you about a major issue that has been plaguing the Baking and Food industry for the last several years. We are all in a world where we are asked to produce more with less manpower. In my travels to different plants and also in discussions with members at the different trade conferences, I have heard the following complaints from maintenance management:

 - “Our maintenance staff has been cut.”
 - “The maintenance budget has been cut”
 - “We have lost maintenance mechanics and can’t find qualified replacements”
 - “The plant has grown over 50% but haven’t been given any additional maintenance men”
 - “What do I do? They’re telling me to get blood from a stone!”

These are serious maintenance management problems.

How would you like to increase your maintenance staff by more than 50% without adding a person or increasing work hours?

Although this may at first sound far reaching, what I will be discussing here will have the same effect as changing a carpenter's tools from a hand saw and a hammer to a power saw and a nail gun.

To begin we must start with the overall concept of Integration of the Maintenance Department to reduce capital costs and make maintenance management easier.

The Integration of the Maintenance Department with the Plant Floor requires feedback from the equipment in the form of failure history, downtime history and predictive failure analysis; and feedback from the personnel in the form of repair history.

Maintenance Management Reduces Costs

In referring to Reducing Capital Costs, I mean reducing the labor load, making the maintenance personnel more efficient, reducing machine down time, and controlling parts inventory.

Maintenance Management is about how you use resources.

Remember its not the size of the wrench – it’s how you use it!
